Dow breaks 10,000 today!

What a good sign for the housing market and everyones stock portfolios that the Dow broke the 10,000 point mark today. Their must be some consumer confidence slightly building to back some of the retail numbers out there. There are still some great values to be had in the general & emerging markets.

Just like the local real estate market here in Wilmington & area beaches. Several condos at Carolina Beach, second row & one block to the beach, have sold or are pending around $400,000. Similar units of size, rooms and age were sold at $900,000 in early 2006.

That's over 50% off. As a long term investment, let's say we make it back 30% in 10 years, 3% per year normal market value increases.

Purchase price...$400,000......10 year investment.....2019 value...$520,000. Hence, acquired equity of $120,000. And you've had 10 years across the street from the beach!

Real Estate heats up!

Almost $19 million in sales volume last week for Intracoastal Realty. That is double the same week of 2008. Personally, I have had several oceanfront sales at Carolina Beach with the continuation of multiple showings at our other beach listings & several buyers showing up, looking specifically for oceanfront property.

The bank owned market segment is still going strong & spread all over the price ranges. I continue to show these type of properties whether it's a short sale or bank owned foreclosure.

The under $300,000 homes continue to dominate the sales on a daily basis with larger homes falling into the mix on a sporadic basis.

RISMedia just put out that the national listing inventory has fallen again this month for a consecutive 12 month decline in the number of single family homes & condos listed for sale.

All these are strong signs, combined with great interest rates. Is now the time to buy real estate for long term growth.....YES IT IS!

Wish I had some cash to snatch up some of these bargains!!!!!!!!!

Intracoastal Realty sales almost double over 2008 for the past three weeks. This is a sign of stabilization in our local real estate market. There are still great deals availabe in various parts of Wilmington, Carolina/Kure Beaches & Wrightsville Beach.

Short sales/Bank Owned Properties

I must say there is activity out there in the local real estate market here in Wilmington, NC. After showing a bank owned property & submitting an offer, there was another offer submitted. As well, one offer on the short sale next door & one on the unit in the next building.

Moving on to another bank owned property, which I inquired about today, there had been 10 offers when it was previously in MLS. One of which was accepted & then fell apart. This go around, there are 5 offers on the table and more coming in.

Shows that there are buyers out there trying to get the "deal" or "value" in the home purchase. So for sellers, whatever the situation, PRICING IS KING!
